***2025 Parking Decal and Visitor Hangtag ***
The Linden at Fair Ridge 2025 Parking Decal and Visitor Hangtag registration is well underway. The parking application was included in the annual meeting mailer which was sent all owners in September. Thank you if you have already submitted your form. In order to receive the decals and hangtag Owners or their Tenants are required to complete the application and return it to Management along with a copy of the vehicle registrations. Each unit may have up to two (2) decals and one (1) visitor hangtag.
Each unit is assigned one (1) reserved parking space. The three (3) digit Unit number of each Linden unit is painted on the curb of this reserved parking space for the sole use of the designated Unit to park a vehicle registered to that Unit.
Residents are required to park one (1) vehicle in their reserved space. Second vehicles (if any) may be parked in any unmarked “common element” space on a “first come, first serve” basis.
Visitor Tags are intended for visitors only and NOT resident use. Visitors shall park in any unassigned parking spaces on the property for a period not to exceed seventy-two (72) hours without written consent of the Association. ** Violators will be towed at owner's expense.**
A vehicle is determined to be abandoned if not removed from an open space for more than 10 consecutive days and may be towed without notice.
***New 2025 parking decals will be mailed in December and must be displayed no later than January 1, 2025 at 12:01 AM. ***

** Safety Notice**
Linden at Fair Ridge, built in 1986, has some core items that must be checked out annually to avoid problems. If items in your unit, listed below, need to be fixed, please be a conscientious owner and have them inspected and repaired or replaced before they cause serious damage to your unit and/or others around you.
WATER LEAKS ARE CRITICAL
If you experience a water leak such as excessive moisture, evidence of mold, or any malfunction of heat pumps or AC units IMMEDIATELY TURN OFF THE WATER! Use your main water shut-off, located in your utility closet, or contact your upstairs neighbor, if applicable. Contact our property manager, Brian Cramp, for help with the situation. EVERY 3 YEARS (Next due 2025)
Dryer Vents are required to be professionally cleaned. Documentation must be submitted to management with a Linden Dryer Vent Form.
Chimneys are required to be professionally inspected (and cleaned if recommended by the inspector). Documentation must be submitted to management with a Linden Chimney Form. Forms are available on www.lindenatfairridge.org or from our property manager, Brian Cramp.

ANNUALLY
HVAC units should be professionally inspected and components cleaned. Inspections include:
Check thermostat operation
Check for abnormal noise and vibration
Check air filters and replace if required
Clean and flush condensate pan and drain line
Check all safety controls
Check all electrical connections, tighten if needed
Check motor
Check all capacitors
Check refrigerant temperatures and pressures
Check evaporator coil
PERIODICALLY
Hot Water Heater should be professionally inspected.
Appliances and Equipment should be inspected such as the dishwasher, smoke detectors, stove, refrigerator, microwave, along with related hoses and connections, on a regular basis to ensure they are all in proper working condition to prevent any leaks or other incidents which could cause damage to the condominium property.
Pressure Reducing Valve (PRV) is used for precise water pressure control. It is located in your utility closet on the main water line just above the main shut off. Original PRVs were made out of plastic and are known to burst. If you do not know if the original PRV has yet been replaced with a copper one, please have it checked by a certified plumber to avoid potential water damage to your and your neighbor’s unit.
PAST DUE
Electrical Panel: Some of the original panels have begun to fail. This poses a fire hazard. Have yours inspected by a certified electrician. Forms are available on here or from our property manager, Brian Cramp.
